Role Overview

The Project Monitor plays a vital role in ensuring that all housing and estate development projects of Mshel Homes Limited are executed according to approved designs, timelines, quality standards, and budget. The role involves frequent site visits, progress evaluations, and reporting to management to maintain accountability and ensure compliance with health, safety, and environmental regulations.

Key Responsibilities

Project Oversight and Site Monitoring

  • Conduct routine inspections of all Mshel Homes project sites to assess progress and quality.
  • Confirm that all construction activities follow approved drawings and specifications.
  • Track project timelines, manpower, and resource utilization.
  • Identify delays, risks, and deviations while recommending prompt corrective actions.

Reporting and Documentation

  • Prepare detailed daily, weekly, and monthly progress reports.
  • Maintain accurate records of site activities, material usage, and approvals.
  • Provide photographic evidence to support progress documentation.
  • Report major issues or risks to the Head of Projects and Management.

Quality Assurance and Compliance

  • Ensure all construction materials meet approved standards and specifications.
  • Monitor the quality of workmanship at different project stages.
  • Report non-compliance, substandard work, or safety breaches.
  • Collaborate with Quality Assurance and Safety teams to maintain site standards.

Coordination and Communication

  • Work closely with Site Engineers, Project Managers, and Contractors to resolve issues.
  • Facilitate smooth communication between project sites and the Head Office.
  • Participate in project review meetings and provide accurate field updates.

Risk Monitoring and Safety

  • Identify and report potential safety or environmental risks.
  • Enforce compliance with Health, Safety, and Environment (HSE) standards.
  • Promote accident prevention and safe work practices on all project sites.

Verification and Performance Tracking

  • Verify contractors’ progress claims before approval or payment.
  • Track milestones against project schedules and identify variances.
  • Assess contractor and site team performance using measurable indicators.
Key Performance Indicators (KPIs)
  • Accuracy and timeliness of project reports.
  • Percentage of identified issues resolved proactively.
  • Level of compliance with quality and timeline standards.
  • Reduction in rework or site non-conformities.
  • Consistency in communication and reporting with management.

Education and Experience

Qualifications

  • Bachelor’s Degree or HND in Civil Engineering, Building Technology, Architecture, Quantity Surveying, or a related field.
  • Project Management certifications (PMP, PRINCE2) are an added advantage.

Experience

  • 5–10 years of experience in project monitoring, construction supervision, or project management.
  • Strong background in real estate or residential housing projects.
  • Familiarity with Nigerian construction standards and building regulations.
Technical Skills
  • Proficient in Microsoft Project, Excel, AutoCAD, and reporting tools.
  • Strong understanding of construction processes, scheduling, and cost tracking.
  • Ability to interpret technical drawings and Bills of Quantities.
  • Sound knowledge of HSE and quality control procedures.
Salary

N300,000 – N400,000 per month
